Union Hill Condominium Owners Association includes five two-story buildings consisting of a total of seventy-eight units and located on approximately 8.4 acres of land.
Each owner is responsible for the replacement and repair of the windows, doors, storage space and exterior lights (which are controlled from within the unit) and all repairs within the Unit.
Each unit is fee simple, holds an undivided percentage of interest in the common elements equal to 1.28205% and is entitled to one vote in the affairs of the association.
Association maintenance payments are payable in monthly installments due on the first day of each month.
Common expenses are used to pay exclusively for the promotion of the health, safety and welfare of the members of the Association, including, but without limitation: the maintenance and repair of the exterior and roofs of the buildings; the cleaning and painting of the exterior surfaces and finishes; maintenance, repair and replacement of the common elements or any other improvements on the property; payment of taxes and insurance premiums; all costs and expenses incidental to the operation and administration of the Association. The Board may also provide that ordinary maintenance and minor repairs and replacements be furnished to Units by Association personnel or representatives and charges as a common expense.
Unit owners may have up to two cats per Unit. No other animal of any kind is permitted.
All floor areas of each Unit must be covered by 80% carpet and no water beds are permitted.
Upon acquisition of title to a Unit, a non-refundable contribution to the working capital in the amount of ¼ of the annual Common Maintenance and a refundable contribution equal to 1/12 of the annual Common Maintenance are due and payable to the Association.

Dear Homeowners,
We hope you and your guests are enjoying the summer season and the pool at Union Hill.
With that in mind, this letter serves to remind all homeowners and their guests the rules about pool usage. The pool is open daily through September 6, 2010. Pool hours are Monday through Thursday between 3:00 pm and 8:00 pm and Friday, Saturday and Sunday between 11:00 am and 8:00 pm. No one is permitted in the pool area unless the certified lifeguard is on duty. Do not enter the pool area when lifeguards are not present.
Please be reminded that in all matters regarding the use of the pool, the lifeguard has the authority to enforce all rules pertaining to the safety and operation of the pool. If any homeowner, tenant or guest is found to be in violation of these rules, a fine will be levied and revocation of pool privileges will be enforced.
